Role Overview:

Managing all stages of the Construction Administration phases to support the extensive New Store, Refurbishment and Acquisition Projects process to strict deadlines whilst reducing fee spend and consolidating costs.

This role demands strong negotiation skills along with a high level of Technical Construction understanding to manage external parties and influence change in how we operate our third-party relationships with GC's and Landlords across Europe.

This role involves being at the fore front of every project with the Acquisitions Team. Fully understanding the lease conditions and recognising opportunities to maximise the unit specification to the Groups benefit resulting in a high
level of success by creating the strongest unit deliveries alongside the best possible terms at the Stage 1 process.

With your strong management skills this role also focuses on locating and managing the very best of In Country specialist knowledge.

The Groups desire to work with local specialist individuals that can really make the difference on a JD project.

This will further assist us in setting up the fully extended JD Projects Team to support the Team of In Country JD Project Managers and JD Store Acquisition Managers that work across Europe supporting and managing our expansion plan.

From a cost prohibitive project requiring a low-cost approach to the biggest of Flagship projects requiring a structural solution, our extensive contacts list for each Country is based on setting up additional key third party roles (Consultants) creating an extended local support team able to deal with every kind of Construction challenge, locally, completely and in local language.

We will provide in Country preferred Architects that can support our
businesses UK Based Design Team with instant feedback on legislation and legal requirements across Europe achieving sound advice sharing between teams and helping us to speed up the end-to-end project cycle and overall
assisting in reducing the project durations so that we deliver greater volumes of stores in Europe year on year.

In addition to the European Expansion, the role focuses on Management of External Specialist service resources throughout Western, Southern & Northern Europe including the Development and negotiation of standardisation of Unit Specifications and new store openings, extensions and refits Primarily in France, Spain, Germany & Italy but the European operation expands to the coverage of 15 Countries the role may extend into other regions as
required.

This role supports our existing European remit to act as a centre of excellence to drive store standards to a market leading level.

Key Duties/Responsibilities:

Reporting to the Group Projects Manager
Europe you will work across various Countries throughout Europe and manage the relationships with General Contractors, Third Party suppliers and Landlords through the endto

- end project cycle for new stores, re-fits, and extensions ensuring the teams meet the highest standards. This includes managing and coordinating the efforts of our In Country Project Managers and third-party contractors or
consultants to deliver projects to plan.

Manage and provide support to the Project Management Team with the MEP Process which will be adopted into more Countries in the future and implemented on a greater scale by this existence of this role.
Working alongside our Internal Team of Project Managers, Quantity Surveys & Acquisition Managers you will be part of a fast moving, professional and successful property expansion team. You will be required to Develop,

monitor, control, train and positively promote the Landlords specification document for each project keeping the Team always updated on your allocated projects status and opportunities.

Ensure best practice and health and safety is always adhered too.
Attend and understand most of the Unit Specifications related to European Development especially where new store Project Briefs have been issued and are likely to generate a new store project.
