The Construction Manager is responsible for the co-ordination and management of allocated construction contracts/projects, to ensure the successful planning, execution, completion on time and within budget.

In this role you will lead the co-ordination, management and reporting of key project documentation working closely with the Development Team, External Consultants and Contractors.


This role will be site based in Spain, with responsibility for the delivery of several multifamily residential buildings and retail units, together with public realm and landscaping works.


_ Key Role Responsibilities:
_


  • Works with the internal and external teams to ensure the development and coordination of cost and quality control procedures, prepare construction budget and building scheduling plans in accordance to approved scope of work and program.
  • Coordination and monitoring of external consultants and overseeing contractor's work to ensure works are being carried out in accordance with the approved design and quality.
  • Project management and ongoing communications within the internal teams and other key business leaders affiliated with the project to provide periodic updates on the progress against schedule and budgets, surfaces and resolves issues that may compromise the project delivery schedule or costs, and responds quickly and with urgency to questions, concerns, and requests for information.
  • Coordination and managing the review of designs, samples and benchmarks for approval by the Development Manager and/or External Consultants.
  • Coordinating changes to design and/or scope and assisting in seeking approvals from the Development Director.
  • Prepare costs budgets and schedules on conceptual plans for building improvements.
  • Review construction drawings, identifies and resolves issues that may compromise the project quality, schedule or costs.
  • Ensuring compliance with health, safety, and all other regulations.
  • Prepare consultant and construction contracts.
  • Monitoring of health and safety documentation and completion of safety inspections.
  • Development of completion and handover processes, including snagging and inspections.

_ About You_

_ Knowledge & Qualifications:
_


  • Bachelor's Degree qualification in a relevant discipline (e.g. Construction Management, Building, Engineering, ).
  • Member of the Colegio de Aparejadores de Madrid or similar institution (desirable).
  • Solid knowledge and understanding of the development and new construction business from both a technical standpoint, and from a project management standpoint.
  • A working knowledge of current Health and Safety standards and building regulations.

  • Strong project management experience within the Build to Rent industry or relevant construction and/or renovation experience.
  • Experience of project specification and procurement; and contract documentation/administration processes.
  • Experience of sourcing, vetting and appointing and managing external consultants, contractors and suppliers.
  • Experience of working within development/professional teams and taking a lead role in driving projects forward.
  • Excellent communication and interpersonal skills including the ability to establish and maintain positive relationships and influence at all levels
  • Strong numeracy skills; including the ability to manage and maintain accurate cash flow information.
  • Selfmotivated with drive and determination to deliver results
  • Proficiency in managing multiple timelines and projects simultaneously, setting priorities, and working with little or no direct supervision.
  • The ability to work autonomously and within a team.
  • Fluency in Spanish and English.
